Spring and summer are prime times for home improvement projects, and the City of Sioux Falls wants homeowners to know one important thing before grabbing the tools: many projects require a permit.

If your project involves structural changes, electrical, plumbing, heating/cooling systems, or permanent additions like fences, decks, garages, or sheds, you’ll likely need a city permit first.

City officials say permits help protect homeowners by making sure projects meet safety standards and are built to handle South Dakota weather.

Common Home Improvement Projects That Require Permits

  • Fences
  • Decks of any size
  • Detached garages
  • Storage sheds
  • Major remodeling involving plumbing, electrical, or structural work

Some smaller cosmetic upgrades usually do not need permits, including painting, replacing flooring, installing cabinets, countertops, gutters, or fascia.

Why Does It Matter?

Skipping permits could lead to safety issues, fines, insurance problems, resale headaches, or having to redo the work later.

Homeowners can apply online through the city’s Customer Self Service system, where permits can be requested, fees paid, and inspections scheduled. If hiring a contractor, make sure they’re licensed with the city before work begins. And one more reminder: always call 811 before digging to avoid hitting underground utility lines.
