Darrin Smith, director of Community Development in Sioux Falls, announced the largest public/private development in the history of Sioux Falls.

"We are really looking forward to breaking ground on this, getting all the details nailed down. It's really going to be transformational in a lot of ways for downtown Sioux Falls."

The intent to award for a mixed-use development, including private development and a new public parking ramp, has been issued to a development group comprised of Bender Midwest Development, US Hotel and Resort Management, and Minnehaha Properties.

During a Thursday news conference at Sioux Falls City Hall, Smith talked about the project and what it took to put it together.

"It took several months of work on the part of the city staff just to get it to a point where we could seek letters of interest, issue a request for proposals, evaluate those proposals, select a project to move forward with. We have several months in front of us to negotiate the development agreement along with the details---what it looks like,who pays for what and so forth. We will start on that now. I hope we'll be breaking ground 2016.

The project will consist of a 600-plus public parking facility with underground parking and a green roof that integrates with an 80-unit upscale boutique hotel and a 45-unit-plus apartment project.

The final agreement requires city council approval before a project could proceed.
